Honestly while I have never tried USAA, I found Navy Federal to be much stricter.

I have a few leads that I'm hoping to wholesale out and in the interest of keeping everybody honest, I'd like to have prospective buyers sign a form before I give them all the info on the properties. 

To be honest, I've never seen one on a duplex or property with additional living space......but that doesn't mean they don't exist.  

Does anyone have recommendations for guys who do good, honest work?

Account ClosedThanks for the advice:) To be honest when I run the numbers there's not much of a return it's basically covering the expenses incurred such as mortgage, taxes and insurance.

I prefer contractors with years of experience with most types of residential repairs who are honest and will work for a daily rate.

Honestly the more I ask people, the more vague the definition of "part-time" becomes.

I looked at a lot of older stuff that needed a lot of work- a duplex on Ladson and a 2-story on Mission along with a few others nearby, but honestly they were just too expensive already. 

I second @Mark Ainley with the cash for keys it saves time and honestly money! 

No matter how many properties we looked at, he was extremely honest and gave me the direction I needed to find the right place.
