This a specialized job I’ve never had to deal with before and don’t want to hire a hack.

I put in an offer on this duplex to house hack and I’m going to be using an fha loan….they counter offered and I want to accept, but as far as we know there is only one comp. i talked to my lender and asked him about this and he said this could definitely be a problem.

In addition places like biggerpockets and other real estate knowledge mediums will also contribute to higher house prices(I don't mean this in a negative way but as everyone figures out things like house hacking it drives prices up) People and maybe eventually banks will start to buy/write loans not based on just the person's income, but let's say they buy a 4-bedroom and can rent 2/3 rooms on Airbnb.

My husband and I are buying a our first two-family house-hack.

My goal is to get a property next year to house hack in the Ann Arbor, MI area.

The numbers you shared aren't great from a cash flow standpoint (no offense) and I think if your plan is to unlock the equity you have by selling, pay off debts, and buy a multi to house hack, that would be a better long term approach then hanging on to the townhouse.
