I've been thinking that maybe I just needed to "train my tenant" as some of the books talk about but it doesn't seem to be working (or else I'm bad at it). 

Does anyone have a good accountant that I can reach out to manage our books?

Or do you rely on your agents to guide you through the purchase and sale process?

However having read the BP book on managing rental properties, it makes it quite clear to only use in county cosigners.

I took your advise and after hours of excavating the podcast and meeting some industry professionals ( as well as some prior knowledge from books and courses ), I came to the conclusion that my niche is commercial apartment buildings, that has middle class tenants, with mom and pop owners.

So far my 2-bedroom listings have generated a ton of bookings but I'm starting to consider STR for my larger properties and I dont think I'll have the same demand on 3 bedroom or larger properties so it would seem to be far more effective to rent out by the room.
