As with any business, it's critical to know your customer, and to understand whether your product matches your customer's desires, needs, etc.If you plan to sell the property, then yes--1 bathroom will certainly be worth less than 2+ bathrooms.One middle-ground strategy is to buy a 1 bathroom house that has a floorplan and plumbing arrangement where it would be relatively easy and relatively inexpensive to add a 2nd bathroom, and then add that bathroom....I've done this before, and in my case it was very successful--it completely changed the tenant demand, produced a great CoC return from increased rent, and increased the value of the property. 

They rehabbed and improved the buildings and made them attractive to renters. 2 years ago the Berlin State voters approved forcefully taking the private property and making it public housing again, managed by the same types of bureaucrats, that ran it into the ground to start with!

I find a decent amount through other agents in my network that know I work with flippers/rental property investors, I'm sure you could do the same as agents are often the boots on the ground meeting with sellers before they ever decided to sell/list!

@Samuel Joshua I'll assume from your post that you're starting from ground zero on this.

Put no smoking in the lease, if you do a 6 month inspection and it smells like smoke, they have breached the lease and you have grounds to evict them. 

All of the leg work rests on the agent to find that deal and get ground info back to the client, not to mention all the agent previews, different POS restrictions contractor meetings, inspections, etc. 

I have a potential partner, who is also a first timer, that has family and friends with real estate experience the city and would be good first “boots on the ground” when establishing a team.

Or since the rent is late that could be grounds for eviction.With the next tenant, do not allow moving without paying the deposit and rent up front.

@Derek McGillicuddy I would definitely have some 'boots on the ground' if you aren't able to occasionally drive-thru and look at the property.
