An economic anchor is something that supports the local economy and is not going anywhere even during an economic downturn.Question: Hypothetically speaking, if the average commute to work of residents who live in a desired market is 25 minutes and a major university or hospital is 23 minutes away, but is located in the next town over... can the hospital or university still be considered an economic anchor?

The market demand is solid right now and (making an assumption here) the building(s) you are looking at are in a good location and are well taken care of if overpriced imo

The location has low crime rate, poor schools, city with plenty of amenities, etc. 

In terms of the correction coming up to your market, review the historical facts about the previous correction in this market and see if you can locate a trend.
