@Ed Emmons these days a lot lot of analyzers can be found online and you should be able to get very good results rather than using 50% rule which is very vague and does not work in all markets and all assets.

I‘ve found a list of permits but it’s almost useless because you’ve got to look up each address for every permit issued which is very time consuming.I’m buying my first home to house hack and I just want to make sure I’m buying in an appreciating market.Btw, I’m new to BP so I’m not sure if this post belongs in this forum or not, excuse me if it doesn’t.

What I have found when speaking to attorneys on 1st position notes and getting a deficiency judgement is it can cost $1,000 - $3,000 to get the judgement, and unless they have other properties as collateral your chances of seeing that $ is slim to none and slim left town or you hope slim hits Powerball or megamillions.
