If you buy it with your cash then get HELOC in first lien holder, your money is fluid and can move in and out when ever you decide.

I may have overstepped when I said don't add them to the lease, what I meant was don't create a new lease where they are all equal co-tenants and don't add them as co-tenants to the original lease as they will have the same rights as the original tenant.

That said, I'd like to ensure I'm not missing out on a possible, majorly tax advantaged strategy.I have two concerns with using a Solo 401k for REI:I read on another BP post that investing in real estate within my Solo 401k (for example) would meant that I can't claim certain tax deductions (interest, tax, insurance, costs fees, depreciation, etc.).

I would hazard that he'd probably clarify that he meant access to $10k per house, which might mean lines of credit on houses, traditional cash reserves, etc.

March of this year I had a conversation with my Uncle that consisted of terms like "1030 exchange" and "gross rent" and other terms I had no clue what they meant.
