As Jon said there will be other agents in the office eager to give you leads of investors especially if you are in a top producing market place.  

Make sure your buyer is firmly tied up with earnest money so he doesn't back out at the last moment and leave you in the lurch for closing funds.

The contract says that I'll get a referee's deed.Originally I was just going to close using a title company in my own area, but I decided to go with a law firm instead.

It felt somewhat cushiony as opposed to the firmness I was expecting.

-Once you record your deed, bring a copy of it with you and either try to speak to the occupier, and bring a polite but firm letter and post the letter and a copy of the deed on the door.
