Hi @Hasan Jessa, always begin with your criteria and desire to own in particular area.

The key to this arrangement was simple: I had use of that money to make well over 50K TAX FREE if desired...or taxable if I choose to go that route.

Is this typical or even desirable? 

The wording you're looking at is probably something like - "if you purchase a property that was shown to you by the agent, or brought to your attention by the brokerage firm during the time period that you had a buyer agency agreement - you will have to pay that brokerage a commission, even it that agreement is no longer in effect."

Ive been able to increase rents every year because I know I can and people will pay because its a fairly desirable area. 

I'd ask your agent to do a quick consult with the broker of his firm and then look into a quick consult with an attorney if the broker can't find a way out.

Even the less desirable areas of RI have gotten pretty pricey over the last year.
