I use Innago and it helps me with tenant screening (background checks), listing, and a bunch of other features all in one place. 

I’ve ran the actual rents of all comps in the area and compared features and I’m using conservative comp projections.

I read an article about how buyers love smart thermostats, doorbells, etc...I’m wondering if adding some of those will make the property easier/faster to rent. I have a turnover coming up and a ring doorbell costs $10...

Those would be comparable without the balloon feature.

I am not sure whether commercial warehouse laws are different than residential, but it seems pretty odd that this very basic feature that the landlord should provide is the responsibility of the tenant (me) to fix.

There are a lot of excellent softwares available that are free for tracking or very inexpensive if you use certain upgrade features like online payments or e-signature.BiggerPockets just announced FREE access to RentRedi for all Pro Members.

Just from showing the rentals I can tell this is a must have features for most looking to rent in my area.Garbage disposal is another one.
