Then study up on BP and elsewhere about some basic landlording processes (like screening tenants, etc)...When you sell it in a few years, then be a perfectionist to get it in show condition with new counter tops, appliances and floors to wow would be buyers... truth be told, if you replace these now, a few years of wear and tear by renters may mean you'd just have to redo it anyway to get perfect sale condition down the road...

I recieved a judgement for 1400$ due march 31st and tenant leaves in 7 days or gets evicted with the verbal agreement she would sign a payment plan and leave the unit clean for giving her extra time as she had no where to go.

My personal goal is loftier than that, with visions of passive income and accrued wealth we can use to ease our lives and give our children an extra hand up when they start out as adults.My general plan is to buy and hold within our city, rolling over all cash flow and refinancing when appropriate to increase our number of properties.

The tenants had been friends for many years but never lived together before which was a red flag for us but picked them either way.Now 2 months later, February rent is late and I was on them daily to get it paid and as they were new was giving them one chance.After a bunch of excuses the truth comes out: she moved out and took the rent money he gave her to pay me.I spoke to him and I will be getting paid this week when he gets his next check.Here is where I need advice: he told me he changed the locks so she can't get in.

Of course the better scenario if I get more than one under contract is give another flipper the deal...either make a little bit of extra on bringing them a good deal...or just hand it off as part of investing in good relationships.

Getting an extra few bucks doesn't really give me an incentive to give you the lead before it goes to market when I have a guy that closes everything I bring him.
