I'm looking to hang my license up with a new brokerage that had has extensive experience with established investors or buying & selling investment properties

If my client had been using the cheapest lender he could have found, which I typically like to call chop shop internet lenders...he simply would not have gotten the property.Now if it is a less competitive market that is forgiving about lenders screwing up, and will constantly grant extensions to close....maybe having a good lender doesnt matter.  

It is possible that you can find a second through private money or very select hard money lenders but it is unlikely as most lending institutions are going to want to be in first position. 

I can say that sooo many times lighting has become a real pain when it comes to counter and vanity top selections.  

The selective enrollment process and stress drives many families out of the city.

I don't have extensive REI knowledge yet, however BP and many of the books they recommend are making it much easier. 

I’ve done an extensive amount of research on how it works and I’ve got a great understanding of the basics I’m a new investor and I’m extremely eager to get my first deal underway.

I also found it difficult to really gauge comps for houses as the selection was from all over the country.

I subtract it from the deposit if I select them as a tenant otherwise I don’t do anything.
