Two or so years down the line, the patch will start flapping in the wind again and the leak will start right back up.This is the sort of thing that if you don't have someone who's good and conscientious about small roofing repairs, and they are few and far between in this game, you're much better off handling it yourself, and if you can't handle it yourself, you're doomed to pay for the whole roof replacement anyway.

And even if it's still a capital gain you're going to be stuck with 25-30% fed and state capital gains tax.But if you purchase rehab, rent for a year or so to establish your intent you can then sell and 1031 without paying any tax.
