@Joseph Green Have you tried communicating with the tenant to find out if she vacated but just left stuff behind hoping you would dispose of it?

@An Nguyen I'll second Ben and Trevor above here . . . you'll eventually be able to do this with ease, and in the meantime you MIGHT be able to do this by simply occupying it for 14 days . . . so, how about a spring vacation to OKC?!?

Is there a way to put less than 20-25% down payment and still rent it out as a vacation home?

Set the rent and put in the lease that you will give a 30 day notice for vacating his things.
