"Luck" is the crowd's chant to a last second 3pt shot to win the game, ignorant and oblivious to the years of training, to make last second 3pt jump shot's from half court. 

Also, persistence wins out.

It helps that my market has a relatively low price point for real estate investing.My plan is to combine the equity from my BRRR, flip profits, and lottery winnings (yeah right!)

I completely agree with @Joseph Rice and would emphasize knowing your market rents.

if your going to partner 50/50,then sell it to your partner at half the price you paid at current market value,being fair upfront will assure future endevours going forward[win/win]

Many of the podcast that I listen to emphasize professionalism and the positive aspects wholesaling can provide for all involved parties, including the sellers.

I use 50% LTV max.You can search in these forums for my PETIO format in order to better organize your efforts.The skip tracing part is a big skill in its win right and an essential part of solving the puzzle in chasing equity.

This creates a WIN-WIN Situation and gives the Realtor incentive, to work harder on your behalf.

I think it's a great win-win type of investment and can withstand most serious market turbulence.
