I have some house hacking clients east of Denver (out by the Anschutz medical campus) who were doing rent-by-the-room.

The reason why is you many need to fix the property and have proper reserves to take care of any emergency item that come up.  

For insurance, we joined a sort of Christian co-op that doesn't pay for preventative care, but did pay for emergencies, like when my son broke his hand. 

With your medical background look for businesses along that line.

Anyone out in BP Land have experience or can recommend resources in the Medical RE space?

Over time if you do things the right way the key members who provide value will emerge. 

I think it's important to always keep your six month emergency fund and just keep learning as you go. 

Tenant said the handyman told the owner the situation is really bad and needs a lot of work to actually fix.I'm glad I have emergency savings for this but I had no idea I would have to tap into it so quickly. 

I think inventory will increase in 2021, but it remains to be seen whether a go-to seller who puts out large tapes regularly will emerge.
