This is my first Lease Option and I need specific advise on how to exit this property.My situation is complicated by the following:I am a Realtor and have a duty to disclose important informationI am clearly effected by what could be a conflict of interest if I list itI can't list the home as a "FSBO" because I am not currently the ownerI can't list the property on the MLS because the owners would have to sign the listing agreementI think I could potentially take home about 30K after selling the property at today's value, but if I list it on the MLS and pay my brokerage, pay a buyer's agent and transactional lender for putting up the money on my end, most of that disappears.

@carlos Gonzales - I don't believe it was mentioned but because you are effectively house hacking by living in one of the units, your situation has become much more complex compared to if you weren't house hacking.

Make sure you check effective date of the map and that there is not another preliminary one awaiting becoming effective.

Tenants X3 and X4 are to remain in the property and will be signing their own lease effective XXX and the Landlord will be keeping XXX SD as their security deposit on the new lease.

But just like @Ethan Summers said, I dont think direct mail campaigns are very effective without some type of follow up or secondary marketing effort to pair it with.

If a landlord gives the tenant an answer that could be construed as a denial of their request or acts in a way that causes a "chilling effect", then they indeed could pursue this in legal channels.

That will tell you that the performance is not dependent on a couple of people making short term gains, but a stable performance pattern that is likely to persist.Also, if schools are a high weight in your decision making, I would also suggest looking at things like crime rate, average income in the areas, ethnic concentration, and other factors that generally effect kids at school more than adults at home.
