Hi BP Friends,I'm doing my first 1031 Exchange, and I need some simple help from those of you with experience.The house I'm selling was titled in my name.   

I’ve a friend who owns some property there.

She seems to be a nice tenant & the dog is definitely friendly.

I am renting to students who have already expressed interest in filling the additional space with friends.

My initial thoughts were to rent it out, but an investor friend recommended the owner financing option.

I'm looking to buy my first flip this winter and I've got my eyes on Friendly in Eugene and Washburne in Springfield.

The property is in a C grade trending towards B grade neighborhood, close to shopping, public transport, and a solid high school, has all new windows, updated roof, masonry, electric, and rear porch, and one of the 7 units was fully rehabbed recently.

Today I went back to the apartment to check up on things and I noticed that the pay or quit notice that I put on a door had been removed so I know someone has been there inside but I do not know if it was him or maybe a friend of his that has access to the apartment.

Let’s say you find the deal, your contractor fixes it up, your real estate agent sells it and your friend does the design and staging.

While transporting it did you follow all state laws?
