If she truly does not want anything from it, then she will sign a quitclaim deed which means any portion of her ownership now transfers to the person she has quitclaimed it to.If she wants something out of it, you need to be prepared for that, too.

Unfortunately, once you have a mortgage you cannot transfer it out of your personal name without also refinancing the property, since the collateral for the mortgage would legally change ownership.
