I fixed it up and turned a 3 bed 1 bath into a 5 bed 2 bath and the property has appreciated a good amount - so my thought process was to pull out 80% or so to then buy another property with the line of credit.

My realtor agent mentioned that we could look into mid term rentals for traveling nurses, corporate housing etc and make close to double what we would get in a LTR.This is our first property, do we play it safe and do LTR or do we take the leap and rent it out to traveling nurses, corporate travel.

Because of its location, I cannot have two proper units, but can have a main unit and an ADU or rent as one house (although I’m hoping the new development will bring a change to my zoning code) The basement has 8ft ceilings and is completely finished but I’m thinking of digging down behind the rear wall to add a full bedroom and reconfiguring the floor plan to accommodate another room, kitchen, and door to walkout (2 bed/1bath unit).
