Also thoughts on obtaining a real estate license this summer and trying to sell a few homes in the fall before graduating?

The IRA would have to cover any expenses such as mortgages, property taxes, etc.An IRA must obtain a non-recourse loan, meaning no personal guarantee from you. 

I would also recommend reaching out to someone you know in HR/talent acquisitions/recruiting to help you define your needs and then the pay rate could be discussed.

@Mark BroganThe IRS tax reform made many updates to the "entertainment" portion of meals and entertainment.In years past - you can take employees, contractors for a meal and deduct it so long as business was discussed during before or after the meal.Now that is disallowed starting in 2018.There are some workarounds but its harder to do it with contractors.

They said before we discuss anything in detail they want me to sign a non-disclosure agreement.Can anyone think of a reason why an investor wouldn't want to sign an NDA to find out more about a property?

Also, I'm hoping to obtain some more properties in the future as I learn more about this community and will definitely do better in interviewing property managers in the future!
