Is this presented to the city prior to acquiring a property during the due diligence period or is a land use attorney or city planner used?

Sorry this is a lot of info, but you'll want to do your diligence.

Just want to ensure we're doing our due diligence and not getting in over our heads prior to the project and be sure we have enough set aside at the start.

So I am finally venturing into home rehab and re-sell this year, besides the obvious financial analysis (ROI, ARV, rehab costs etc.) what are a good list of "unexpected" issues to be aware of to improve my due diligence?

My life has changed completely in less than 2 years from learning and spending my time on working diligently to grow my income. 

What I have done in the past is what Terri stated above; secure the contract on the land with a very long due diligence period to allow you ample opportunity to allow for zoning changes.  

If you want to be really diligent with pest control, don’t park next to overhead lights.
