Out of state | private sale pointers

Hi all, I am an OoS investor and in the process of finalizing a private sale deal in Ohio. Wanted to get pointers on what to look out for? Any must-dos? Potential mistakes to avoid?

This is what I gathered so far:

1. Purchase and Sale agreement: downloaded a few for Ohio state online and also from BiggerPockets.

2. Send this contract to Title Company. This is an all-cash deal, so no lenders involved.

3. Due diligence. 

i) Inspections: I order this

ii) Surveys: title company does this

iii) Appraisal: not necessary as there is no lender involved. I will still order this.

4. Close.

Anything else I may be missing?
