Hello,I have a single family rental, the city will allow me to build a detached garage with an apartment above it and convert the property to a 2 family.  

Property has a detached ADU. studio getting $795.I haven't raised rent in ADU in 4 years since move in.Main 2/1 home has potential to Reno to 3/2 within footprint.

I realize there are plumbing and HVAC etc. systems, but I wonder if a contractor could detach the sill plate from the foundation and put some sort of shim-like system in there?  

I assume cities don't like that they aren't seeing much of this/any revenue from these rentals as well.I personally see airbnb as continuing to grow significantly, but with the normal obstacles of any major shift in an industry. 

I would love to hear from people who have rented to students and hear what some of the major obstacles and benefits in this niche of the market.  

Are detached single family homes the same as condos?

What would you say was the best preparation you had for tackling the unique obstacles?

My greatest obstacle is obviously getting the capital needed to invest.

I have been looking around BiggerPockets alot since joining and I can't wait to get started and post a story of success or obstacle that was put in front of me.

That is if the utilities are detached and a tenant can pay them, they should.
