I ended up ordering a $2k nicer Mitsubishi heat pump / AC system online and they delivered it to my door. (5 years ago) I installed it myself and then paid an AC guy $400 to connect the wires to it and vacuum the system and connect the hoses.

I know that for NON-COMPILANCE (curable) "7 days notice" should be delivered to tenant to fix or quit and in the bottom of the letter says "If same thing happens again your tenancy is subject to termination" With the 3 days notice is there in the law something I am missing?

This is a catch 22, because the nicest assets in the best locations are the ones that are most feasible for an absentee owner, but they are also the most expensive, therefore delivering the lowest return.
