But yes, it would take some convincing since you're asking them to put their reputation on the line by presenting it as an opportunity to their clientele.

The garbage disposal can be deferred but if someone is there doing plumbing, may as well scope that out too.

The loan terms are up to 30 years, fixed 3.75%, first 12 months of payments deferred.

I told each of them I was waiving this months rent entirely, not a deferment, a gift.

As for the Section 8 program itself, up here in MA and I suspect in nearly all Housing Authorities that manage the local Section 8 vouchers, it generally takes 1-2 weeks for the prospective tenant to get their act together in order to present the paperwork to the potential landlord. 

At a recent REIA meeting, an investor from Florida presented some impressive numbers for this strategy.

I understand there are licensing/certification minimums that need to be met before presenting an appraisal, but not sure if an unofficial appraisal is an option, that's why I ask.Any appraisers open to this?
