However, even with retrofits, the house could still suffer serious damage; from what I understand, even a retrofitted home could still be fairly likely to suffer damage so severe that the home would need to be condemned after a quake (again, I'm not an expert on this, that's just my understanding after reading a few articles). From what I've read, the experts say there's about a 43% chance of a magnitude 7 or greater quake in/around SLC in the next 50 years (for context, a 7+ quake would be devastating; they say 80-85% of homes would have moderate to severe damage, with the older brick homes in areas like Sugarhouse/U of U/ Aves experiencing about 70-100% structure loss).

None of my personal property was damaged (renters insurance would only cover that), but I was forced to move, lost my job due to all of it.

There is no way you can sue, but you can ask to have access to your items to remove them and the landlord can be present while you do so to ensure you don't damage the apartment (I'm not saying you would, but that will be of a concern to them). You can try talking to them, but from their perspective, you've lived there for 7 months without paying any rent or utilities and why would they allow you to stay?

This means that if something ever happened in one of your properties (injury, fire, etc) where the owner could have some liability, having the property owned by an LLC means that the damaged party SHOULD only be able to come after assets in the LLC, and shouldn't be able to come after you personally.

I had 1 company went out for inspection and quote, tenant said there is some wood damage but the inspector doesn't think it is current active termites, it could be from old termite damage like back in 2017 or could be after that.
