We both have W2 jobs and great credit. 

Our primary residence has a lot of equity, we have great W2 incomes, and >800 credit scores. 

Many of the people that are signing off on the loans have a much weaker grasp of credit than they realize.

This is of course just me brainstorming but what are your thoughts on this if any?

In 2023 I paid down about 20k in credit cards and saved about 10k. 

If it was me I would do a cashout refinance to free up the line of credit and get back some of your cash invested and then rent it to a long term tenant and wait it out .

Of course, I can do that since I'm personally connected to the developer.I buy a few condos for my own use and some extra ones to resell later.

I was ~ $12k all in with furniture, security deposit, first month rent and maxing out my personal credit cards to get it ready with photos.That $12k provided me with an airbnb profiting me $1.4k/mo in profit.

Everything around is blowing up (has been for a while) but of course, SS units and Car Washes are going up right along with the expansion!
