Hey all,Yesterday I called a couple FSBOs in my small town after doing a little bit of driving around.

I was just wondering if anybody has any preferred contractors who do excellent work in the Phoenix/Mesa area.

They suggested a couple more repairs after I engaged them, and within two weeks we had a few applications for tenants. 

The brokers get the listings but they don't waist time and money marketing the properties if the have a list of investors ready to invest and they give preference to those investors that PROVE they can close. 

Its typically foreclosure that gets the borrower to reply, so we send a couple save your house type letters, while starting foreclosure in parallel.

After you have been on this forum for a couple of months the new member intro forum gets a little droll.

I would prefer private lenders but they can be difficult to locate, and so I'm looking at hard money.

I do commercial only but learned some of these tips when I went to conference and talked with an older couple that had listed high end homes for 20 years.Good luck.
