Hello there Deborah, May want to check to post I provided at forum topic: building credit as a college studentIn short :The way you do it is to apply for one of those cards to get the guaranteed approval and use the card only once.Step 1: When the card comes in the mail activate it.Step 2: Go to a local place to enjoy lunch for no more than $20 and use your new credit card.Step 3: After eating take that card back home or to a secured place on campus and put it in the shredder so you have no ability to use that card again.Step 4: When you get the first bill for the credit card go online and pay it off completely down to a zero balance.

I'd rather just eat the one month of vacancy so I lessen my own stress level.I've also had some good tenants where I felt comfortable showing the property before their lease was up and the new tenant was moving in the day after the current tenant moved out.I don't know that there is a right/wrong answer to it for me.

Instead of waiting for him to call you (because he's a busy guy), I suggest you invite Ned out to eat and pick his brain - if you treat him to dinner he will dispense advice worth far more than the cost of the meal  (I also know one of his fave eating joints so message me if you need it).

Seattle has an evil scam going on, in which I am not allowed to bill my low income tenants (ahem students) more than $25 /pp a month for water, but since it is master metered and I don't qualify as low income, I have to eat the difference.
