I would suggest looking at the ROI, rather then cash flow, that you are getting for the cash you are putting down, and compare to other investment vehicles.

@Isaac Braun Make sure you compare the policies.My policies are through State Farm and they are not looked at as the cheapest, but I have everything through them and have had good experience with them in the past.

They were not obliged to him, he never showed them one house prior (in fact when they walked in to make a contract he wanted to show them other houses), and because he wrote up this contract he wants 20k.

Eitherparty may cancel this agreement on its anniversary date by giving the other written notice toterminate this agreement at least 60 days prior to each said anniversary date.

On P&L, I want to see previous year if possible, then compare to current year, and focus on YTD actual expenses compared to YTD Budget - I then look at variances to see where the “leaks” are.

Both will allow me to see where the Sellers numbers compare.
