Hi Christopher,These calculations are pretty standard on 1-4 Unit properties..Income/(Mortgage+Taxes+Insurance+HOA) = DSCR RatioHowever on commercial properties some lender may take into account vacancy, upkeep and other costs.

We're trying to raise a portion of the funds for a small resort (6 cabins) from private individuals and I'm running into some difficulties: The whole real estate syndication accredited vs/non-accredited investor thing (if I'm understanding it correctly) seems to be a huge hindrance to actually raising money from average (non-wealthy) people that would normally be the kinds of people I'd come into contact with.

We have consulted with real estate lawyers and they basically just tell us you guys need to create your own terms and how you want to proceed. my thought is, 100k down while waiting for loan to assume, and seller financing and living there until that moment, and covering the rest of the funds at the closing table.

Hi Sylvia,I’m seeing vacant lots within HOAs like The Hideout, Indian Rocks, and Lake Wallenpaupack estates that have high margins and researching the area, I found at least a couple similar lots in the same area selling for %200 profit on the low side.
