I also like it because it gives you a preview of the article and you can invert the text color so it's easier on the eyes.

However, I get the sense this guys is an active-investor, the type that wants his wife to pick out the carpet and paint colors (as she knows best) and the type of investor that could slow/delay a project down so he can approve all the materials/subs, etc, etc.

Account ClosedFocus on making money first.When you're making good money, get a good tax CPA/EA on your team as an external partner to mitigate your tax burden and plan.If you don't own any rental properties and haven't done a single flip you shouldn't be thinking about LLCs and S Corps...My two cents.Get that train moving before you start thinking about what color to paint it.

It makes no difference if all the standards are extremely high as to maintenance, color schemes, landscaping, no junk in the yards, etc. if nobody has the authority to remedy the situation with fines, or having the work done and billing the property owner, etc.If all of that is covered, and it's a good rental area, it can be a great deal.
