Not the $100k/door ones that rent for $1000/unit (or this $300k/door that might rent for $1600/unit)Honestly at these prices I’d likely recommend (if someone asked me) to buy a 5 CAP NNN Walgreens somewhere and collect mailbox money and be done.

I agree with Peter's sentiment, but maintenance/cap ex at 10% on a $1600/month SFH is way too low ($160/month).

Expected monthly repairs and budgeted cap ex were lower, due to the repairs completed immediately after purchase.Post refinance, the mortgage payment increased from getting a larger loan, decreasing the monthly expected cash flow to approximately $200.In the 16 months of owning, the property was rented out for 11 months.

I also like the feature through Zillow where a renter can apply to multiple properties for one cost..which to me seems like a fair thing to offer renters when they are eventually paying for other people (hopefully my) mortgage plus some.

Most of these 1% houses are in our Class B and Class C areas, and Indiana property taxes are pretty low for out of state investors by comparison to other markets, capping off at 2% for out of state investors.
