Hey Riley, If it were me I would call the seller and let him know that you are an investor and that you want to purchase the property. 

I'd call the police.

An owner called me who is 6 months behind on payments and looking at foreclosure.The home would be worth about $130,000 after about $20-25k in fix up.  

It may be worth a call to a rep who can give you a tutorial and demo.  

There's also a product called floetrol that you can add to latex paint.

I tried to bring my business over to Investors bank and when I called and spoke to one of their business bankers and explained that I am a landlord with over 10 units and looking to grow, the rep was not interested at all in helping and was very abrupt.They are not the bank for real estate investors.

Was it helpful or were the tenants calling you about those issues anyways?

Is there a call forwarding service similar to google voice, but will allow you to have more than one number forward to the same phone?

I called the sheriffs office today and they passed it on to the civil division within the office.
