There are many buyers who purchased in 2020 to mid 2022 who may owe more on their home than it is worth and need help to move on.I recently purchased a home with an assumable loan in November of 2023 with a 3.08% interest rate during a time when new loans were being written at over 7.5%!! 

Some markets that have distress and motivated sellers will benefit even more, but with higher rates, more fear, less buyers, if you have a mom and pop seller who is motivated, great time for the strategy.There are some great books on the subject.

I wish there were more lessons learned from it, but VA loans can be very simple for the buyer.

Remember on a flip, it is not what you like but what the buyer pool likes . . . made those mistakes early on and you learn that you do what the masses will want.

My agent had added CAR Rent Cap and Just cause addendum without having a clue what it is and both my tenant and me have signed it.
