I use Quicken for my personal finances and to see balances in business bank accounts.All my rental and expense stuff I keep in Excel.

This would be DSCR based product (no tax returns or DTI needed) but keep in mind business purpose loans in Florida can only be made to an entity (LLC or Corp). 

I find you just get a better education and experience if you are a busy realtor for stuff on the investment side. 

I will be retiring from my w2 job in a few years and plan on using the SFH rentals as a way to stay busy without being too busy.

I know I have been busy thus far. 

Of course late payers aren't ideal but that's why they're renters and not owners, it's going to happen in the business but if there's no communication then that's concerning.

I was waiting until I have a more thorough analysis, but I've been busy this weekend/week with moving. 

I guess even though the numbers dont make sense I want to give my kids a place to live when I am gone and a rental a piece as they get nothing until there 30 from my parents trust if, I am gone It might mean putting my private residence up for grabs to get deal done or just invest somewhere else and she told me to write a business plan as to what I want to do she said she will get a financial planner and go over my business plan. 

Ultimately, we let the 45-day window expire and took the net proceeds as boot because we identified a handful of Opportunity Zone investments that were pretty attractive and met the needs of the investor.We then identified a basket of OZ funds with various business models to diversify risk.

Too many new investors try to gloss over the fact that the loan will stay in the sellers name when they are doing business.
