Will investors take the long view and suffer less cash flow for a few years expecting to refi at lower rates or will cap rates increase 20%, 1- 1.5% and building prices fall 20%? 

From our point of view, if you have to get creative or use some other form of money for a down payment then we won't work with you on a hard money loan.

I would never take over a contract that I can't view. 

Targeting 'changing the mindset' of say REIs who have traditional 'rental properties,' and how potential 'buyers' view their options and getting OUT of the rental scene, for those that are so inclined, to do the dilligence.

Perhaps her need to move out of the house was due to a divorce or other financial stress which is going to taint how she views the property and the tenants.

Some may view investing retirement funds in real estate as a drawback, especially if you are trying to gain access to the gains, because the gains have to flow back to the retirement account.
