Hi everyone I've been searching on BP for results on direct mailings in the Brooklyn NY area, it seemed like most of the people that did it on a small scale didn't receive good results, so I would like to know if the BP members from the Brooklyn NY area can chime in about how that worked for them, and if it's worth doing in such a competitive and expensive market?

After getting 3 out of the 5 tenants under lease and projecting the annual rent from the 2 vacant units, I should be able to receive a 21% ROI!

In Michigan, if rent is not received in my office on or before the 1st of the month (the date on our lease agreement as to when rent is due) then on the 2nd of the month, I send my tenants a Notice to Quit.

It is simple a notice to them stating that you have not received their rent, and yes, language is in it, stating that IF (and note the word IF) rent is not received in my office on or before whatever date your state law says you can file that Notice to Quit, then you will have to take them to court.
