I believe if someone wanted too they could demolish the house and build a wider house?

@Jay Hinrichs   I cannot believe you do not want to do some lending to a new flipper with no money down and then let them start a total gut job.

@Sarah Smith I was recently looking into doing 1031, and decided not to sell, so I'm a bit rusty on this, but I believe you also need to bring in the equivalent amount of debt (or more).  

I'm not opposed to the refundable fee because I believe whoever causes the damage needs to pay for it, so if it's my tenant, it should be my responsibility...

Thank you Brian, I was able to find the owner and I believe this individual is paying their taxes from what I've found thus far.

I believe that the flips in the lower price ranges go fast, but now you are getting into a higher grade of property which might see some softening moving forward. 

Oh, unless your in oil country and the price drops to $20/barrel!
