-join to a group of people that buy a land building a brand new triplex or duplex or what ever, and sale it with some profit.For example: 100k$ project,i invest 50k$, and at the end of the sale i will get 50% from the net profit.From what things i need to be aware in this two ways of investing?

There are no restrictions on the deed because the waiting period for previous owner to reclaim the land has expired.

I don't have a lot of capital so my financing options seem to be narrowed to a 3.5% down FHA loan.Several houses have come up that look like duplexes but each unit is on its own parcel of land and they have a shared wall (called twin homes).
