I have been researching my own backyard a bit and I am realizing there mat be some better deals, not only for myself but buyers I may network with as well, out there in other areas.

These are great for those that want to invest a few thousand at a time and can pool assets together with others.

Also, rent is very low in comparison to NYC. my sister-in-law is paying $1000 for a two bedroom with 2 parking lots and a backyard.

I have seen and visited parks offering Free homes, cheap etc.Bottom line if your not looking to live there and develop a strong park relationship, is dont pee in their pool. 

The problem that we're just realizing is that the 2 points "credit" we're getting from the lender brings our closing costs to zero, so the inspection resolution has no cash pool to contribute to.

They may come back to you after the inspection due to the pool.

Applicants C seemed a little disappointed my unit doesn't offer extra amenities (gym, pool). 

If you're going to take money from multiple people, pool it and invest that money, you have a much tougher road ahead of you than you think.  

I walked up to the front door and the roof is visibly rotting, you can smell mold from over 10 feet away from the house, and the house and backyard are full of garbage.

It's a 3/2/2 block 1966 in nice condition, it's on a busy main road directly across the main road (40 feet) from a neighborhood with comps at about 260-300k, the neighborhood the property is actually in comps are 230-240k with in ground pools but no updates. this property has no pool but a very big and attractive back yard which one could be added if needed. my question is can we comp at the neighborhood across the road?
