Multi units usually run an average of $100k-$125k per door right now.

That being said I have made it a daily routine to listen to the podcast and learn having a average of 10k-12k per deal and getting it closed fast instead of waiting for that one good deal (that would take months to find) would be beneficial.

I say that as that's really where the income is for the argent in a transaction like this, especially if it's for one property alone and not a group of like ten, $45K houses- why asking for this much now, if there's already a wholesaler involved, AND she basically has the re-list in the bag if you want to keep working with her- I don't follow, unless this is typical for % for NC and Indy is just far behind at an average 3%. 

We got an attorney who liked our property and would like to rent it for about 12-14 months, as they just sold their house for over 1.5m (about 5 times local average house price).

Plan to hold this property for long term as it grants tremendous cash flow at an average of 5k per month.
