We attempted to go with Wells who said they could do it and turned around saying it was n/o/o and wouldn't do more than 70% CLTV.

most states you need to licensed to act as a property manager for others but just like selling RE without a license many do it anyway.I would be uber cautious here and make sure your well capitalized before attempting an assemblage like this.  

You are attempting to do all your filtering at the beginning.

We now charge a higher deposit than rent so they have more to lose if they attempt this.

I'm mainly trying to get help on how to get all the information necessary to analyze a deal before I attempt to make one.

This property is a triplex, but it only had 2 meters, so I just added a 3rd meter.Now, if I was attempting to do that in the big city, 5 miles away, the cost of the meter alone is over $1000 plus whatever the cost would have been to run the line to the house.Best thing to do is call the municipality & ask them what they would charge & then get an estimate to run the line.

While not ideal, at this point I will piece meal my projects in an attempt to get them done.
