You're going to need a decent paying w2 job to get pre-approved for a mortgage. start budgeting and saving as much money as you possibly can.

also I have a million questions like how much loan can you get approved for a rental/ is it same as your regular mortgage/ good agent/ duplex vs sfh vs condo etc. 

I have about 5K liquid and I have been looking at areas I can afford, but with the stricter lending guidelines, I know I will have a hard time getting pre-approved.
