Or live-able square footage for bedrooms?

We own a duplex that cash flows okay right now but we are improving the property this summer; adding two more bedrooms and will be doing really well when everything is done.We have been searching for a home for the last couple months and of course I am looking for a great deal.

Each unit has 2 bedrooms and 1.5 baths with garage in the basement.

Here are the stats:2 bedroom 1 bath906 sq feetno garage, just shed.roof, siding, furnace, a/c, water heater in good shape.I can buy the house for 31.5k....ARV 60-65k...located in good lower income neighborhood.

The property was a [potentially-since I never got to see it] a good deal, but nothing that hot, is my educated guess (two 1-bedroom units, but nice suburban neighborhood).

We are talking 3 bedrooms plus and decent areas for the 1k rent targets.

Once you tie it up ask your contractor what it would cost to add a couple of bedrooms and a bath.

I think part of the issue is that this unit is not served by HVAC, it has a single window A/C unit in the bedroom and baseboard heating units along certain walls, this is a 1960's era house.

The house is in Minonk IL, 2 bedroom, 1 bath, 1081 sq ft, 1 car detached garage.

Properties here are expensive...most 1-bedroom units that I have looked at (that aren't entirely dilapidated) are running between $200-300k.
