It's a loan where the income is based on her last 12-24 months deposits.Even if she pays down some of her debt, it could be that she pays herself such a low salary that the property itself blows up her DTI (even while counting 75% of the rents).QM stands for Qualified Mortgage. 

I am not advocating for you to do anything you are not comfortable with, however, a part of investing in distressed assets is being able to deal with the pitfalls along the way.  

I don't want to be the cause of blowing up a deal with the limited information I have.

I have to play devils advocate and say that if you let the rules slide, the tenants won't respect any of the rules.

Before a start my diatribe on why cash flow properties are better than BRRR in my opinion I need to clarify that my post did not advocate buying just renovated pure turnkey investments at market value.

@Michael Plante It was blowing cold when I fixed up the house and it was blowing cold during the inspection.

Now granted, most of the time I am an advocate believer in the capitalistic society and that every person is in control of their own situation and they wouldn't find themselves with this much debt if they had planned accordingly, etc etc etc.. 

I call this 'blow away value'.
