National tenants can be great to have but also try to take advantage any way they can. 

40k is a lot to get a loan, but if they are offering zero percent loans someone could take advantage of that and repay the loan while renting the house out right?

And a third reality is that some tenants who otherwise are largely capable of paying rent (keep their jobs, receive unemployment, receive bailout, etc.) are going to not pay rent and use this temporary advantage of no evictions to exert power over their landlords and hold property hostage.

Under personal name, can take advantage of cheaper personal Morgan tea (vice business loans), potentially personal investment insurance (I was able to to put three investment properties with my reg insurance company which is half price of getting another), and even ability to represent yourself.

Now I'm wondering if we should stay put a little longer and borrow a HELOC on our current home and take advantage of the low interest rates and slightly lower property prices in our area (North GA).

And I am all for tenant rights, because there would be a lot worse landlords out there taking advantage of people if not for those, but not if it means that they get to break the law and steal from people.
