What areas or zip codes do you suggest? 

Based on all the research I've been conducting, I've learned that you can't really make a generalization about a zip code since each neighborhood within each zip code could be dramatically different from others within the same zip code. 

You can always buy Air DNA and check out a few zip codes of properties are you looking to compare yourself to or want to emulate.

Did you try to look by the Zip code where you are moving to?

Some N.Phoenix zip codes also have the benefit of Phoenix municipality (police, water, trash, tax, laws, etc), but with a Scottsdale mailing address.

My suggestion is to saturate particular zip codes with your different marketing efforts you've picked up over your training/education.

if the really bad area you are talking about is the 32805 zip code, i would stay clear of there. especially doing the house hacking.  

I am looking into investing in Detroit with interest in multi-family properties (some singles if the numbers suggest its wise) in a myriad of zip codes including but not limited to 48206, 48205, 48224, 48227, etc...

But Homeowners Associations can, and many have a 30-day minimum, although there are some well-located condo associations that allow nightly rentals.So most people buy Scottsdale vacation rentals in zip codes such as 85257, 85251 and 85250.
