The property sets in a neighborhood close to the stadiums so before and after ball games (Royals or Chiefs) the occupants of the property will have to deal with significantly more traffic and such. 

Once you get the ball rolling things will move faster and you will see more success.

My point is, if you choose to pay down debt first then continue to move the ball forward with your REI strategy in some form and if you choose to immerse yourself in REI be conscious about your debt so it doesn’t increase.

Anyone has a ball park estimate of the cost and lead time necessary to get plans (engineering+architecture) and obtain permit for a 700 sqft ADU ?

Im a fairly new investor, just starting to buy houses to flip, I’ve had rentals for 10 years which is a different ball game.

You need a place to toss a ball or just let them stretch their legs and run!

While nobody has a crystal ball, $1000/month for HOA fees is pretty darn high especially if you're renting it out!

I'm in the process of getting to know people in the game around here and that ball is really starting to roll.
